We are using ExtJs 4 (MVC architecture)in our project and planning to use 'Jasmine' for Ext JS unit testing. is it freeware or do we need to purchase a license separately for the Jasmine ?

Jasmine is MIT, so completely free to use. https://github.com/pivotal/jasmine

You could also give our Siesta a go, if you're looking for a good Ext JS testing tool http://www.bryntum.com/products/siesta/
